You can browse there and interview for CFPs who you think know their stuff when it comes to inheritance (a good CFP should also be able to refer you to an estate planning attorney who is another critical team member) and real estate.

However, I am not going to be the one that criticizes and then not offer an alternative view, in fact, a solution that apparently would satisfy all.

I believe a degree helps you critically and creatively think, to include how to conduct extensive research.

And, luckily for me, I had just enough critical thinking skills to also sense that something was 'off' in that conventional wisdom. 

It teaches you to think critically, communicate effectively, write clearly and concisely, and analyze and manage problems.

Also, 21,000 SF is just the total SF of units, but you will have other common spaces (balconies, hallways or corridors, stairs, etc) so again, the design is critical to understanding hard costs.

Don’t criticize people that don’t though.

Be your own toughest critic, pick 1 market, find 1 agent in that market, get 1 or more deals done.
