You could likely be pulling in $1,250 a month or more.While I admire your loyalty, it appears that you are kinda taking a big hit monthly... which slightly defeats the purpose of investing.Also, I'm curious as to where your $110K number came from.

Wouldn't hurt to check with an attorney, but I think you should be entitled to withold the last month's rent from the security deposit.I doubt that "afraid to live there" would hold up in court as a reason to break the lease unless the tenant could prove the unit is not secure.

This will straddle two tax years and that's another situation that will work to your advantage reporting wise and is a phrase that tax courts have used in the past to describe a valid exchange.

They paid delinquent taxes on the property behind my house and I was another way to contact them besides sending snail mail to an address that multiple other organizations appear to be using.
