I purchased a new build and an older home 3 years ago. 

And when did your building permit get approved?

I'm not new in this space and know how to build long-lasting relationships over many years.Is there something I'm missing about the dynamics of hiring smaller contractors (handyman, landscaping, etc) in San Antonio? 

It's a great market but you need to be liquid and you need to either build your own wholesale outfit or be at the top of the buyers list at 2 - 3 pf the best wholesalers of the area.

Nice area though and properties probably will hold their value as long as kids go to school in person at a building/campus. 

There are some bond programs both county and state level that you can get the downpayment and some closing costs paid or go new construction and do the same via the builder.

Besides the fund management fee, do you build in a percent of the deal? 

My business partner and I are in the process of ending a very successful 10+ year partnership in which we managed to build a portfolio of 50+ units through the BRRR method. 

I am in Ohio now just moved from Ventura County.

I need an expert who has experience with new builds to help me figure that out.
