For the record, the property will be cash flowing a few hundred dollars a month ( I would never purchase a non cash flowing property).

So if I didn't do it, 10 years later, I'm happily enjoying my retirement, someone can come and say, we found a leak from a tank in a property you sold years ago, and the cleanup is several hundred thousand dollars.

You can add up kitchen cabinets, counter, sink, toilet, bath vanity, tub and all that to give you an idea of some of the costs also.
