Make sure you’re tweaking your listings and breathing some life back into them & your house 

Next time I'll take a deep breath and handle it from more of a business perspective instead of panic and emotion. 

They said to go to Zillow, remove apartments from your filters and put in the # of bedrooms. 

It will be a part time job filtering the leads.2.

Then, you may want to filter homes for sale-Redfin and zillow should tell you the areas median price per square foot.  

Remember- if you decide to have multiple LLC's ( I have 5 right now) you MUST keep annual meeting records showing the company is literally alive and breathing- remember - you are creating a separate entity than yourself to protect your own assets. 

Hopefully, you have a list that is likely to contain distressed/motivated sellers, like Non-Owner Out of State, or probate, or vacant, filtered for high equity, etc.

I've filtered out according to my budget and I'm trying to focus on occupied properties that are likely to get redeemed (my focus at this point is more to get interest than to acquire property).

There's a long, long history of why downtown suffered so much, but the current mayor Tom McNamara and his administration are doing wonders to breathe life back into it.
