I would say you best bet is to start building that cast of trusted advisers. 

It's hard to say what you're missing, but the way to bet is that there is some such thing. 

You you just missed the back to school summer rental season. since you live in a good suburb with good schools, that's going to be your best bet for renting out your existing home.

Local banks or credit unions will be your best bet and it might require some shopping around.

They may tell you that won't give you that info but I'd bet if you were nice and asked a couple of places you'd get what you were looking for.
