I don't believe the "do nothing for 10 years and pay off your mortgages" is a good strategy.  

Opec will raise oil prices, interest rates are creeping up, stuff will happen, just saying.Knowing that things will change and how they will change is great to know also so that you can make the moves when things happen.

Create a well oiled system every month to monitor the above things and you will be just fine.

Note that this case was enacted before the passive activity rules were enacted in the 1986 tax reform bill and likewise before the 1993 creation of the real estate professional designation.But at the end of the day, if you're looking for primary authority in the code or regs saying, "You don't need to be a real estate professional to claim the home office deduction for rental activities," you're not going to find it.Your best bet would be to challenge the CPA as to why he believes the real estate professional designation is necessary. 

Everything you believe regarding your rights and your tenants rights is incorrect.

I still believe that you should focus your efforts elsewhere but it's your decision.
