If a full payment is not received by the 5th there is an extra $5 per day late fee that will be assessed until the full amount is received.I manipulate the contract to achieve what I need it to.

By increasing total occupancy 4 more homes (to a total of 12/17 or only 70% occupancy)  I achieve the following:*DSCR of 1.7*Cash on Cash of 36% *Ability to pay this thing off in 10 years (which I prefer).The park will own the pipes after the meter which is typical.

I see syndication as a good way to acquire larger properties and achieve passive income. 

The addition of the PE inventory into the for-sale marketplace wouldn't even be a drop in the bucket in bridging the gap between housing demand and the shortage of supply in a climate where builders aren't adding to the inventory in substantial numbers.If you are wondering when funds will start selling in the Bay Area, I can relate some first-hand experience...l've started selling mine.
