The main street in Tulum is still VERY local and this attracts those tourists so properties around there are worth to have a look.

The real question here is how much time are *you* spending on this, and how much is your time worth? 

If the appearance of being in an LLC prevents one law suit it is well worth the cost but it may not ever prevent a law suit. 

Please someone tell me the logic on how costs on the buy side will drop with less agents.I can see good buyers agents commanding over 3% because they are worth it and will be operating against a bunch of poorly trained flat fee discount brokerages.

Someone will point out that the 2-4 unit have a better track record of appreciation these past few years, but as mentioned I suspect that's largely being driven by the residential DSCR loans, the same way that being able to get a $200k student loan for an associates degree in basket weaving will drive up the cost of basket weaving education to $200k (and if the loans for the $200k basket weaving degrees went away, the price of a basket weaving degree would instantly drop, true or false?).
