All my listing leads come from marketing to distressed home owners, I show up for all of my appointments in my 2005 Cobalt or 2001 Silverado for listings and purchases and for listings my pitch is: A good agent communicates with all parties timely, answers their phone or calls back quickly, follows up with every buyers agent that looks at the house, and does what marketing is necessary.

The flippers I've worked with usually do 1 or 2 deals, figure out its not get rich quick, it actually takes work and it costs a lot of money and go back to their day jobs in short order.
