Hi all, Just getting started here, experienced real estate investor since 2002 - land speculation and flipping - North Shore Oahu, Upstate New York and West Coast of Florida (2002 to 2005). Moved to a small Portuguese island and purchased an old fisherman's oceanfront house and the surrounding land - rebuilt into 4 excellent vacation rental units with 10% net cash flow. Was going to live happily (but not rich) ever after in our family's paradise, but daughter's medical needs has brought us back to the San Francisco Bay Area.

So now getting my real estate license, working with small group of friends looking to expand our prime location/vacation rental model domestically/globally (already have 5 properties in mind). I enjoy researching the fundamentals of real estate cycles and speculating on diamonds in the rough and transforming them, but need to learn a lot about financing (have made cash purchases to this point), etc. so looking to learn from you all, also open to other investment models and opportunities.
