Along with so many homes and units that are suffereing burned out landlord syndrome IE vacant out of area landlord just get rid of the thing what was I think buying a 30k duplex in the hood  ... that kind of thingI think in your higher priced markets your play is for heavy duty rehabs. and value adds.But I see so many wholesaler just never get anywhere because the margins are just not there  for them to make a spread and the end buyer does well.and or the market is red hot and you have to find that one in a million who does not realize it.

She is already paying a late fee in the accounting of this last month's rent.Her unit has to be totally rehabbed (she was in there for 10 years, it's a mess), but I'm trying to give myself an option to pursue if there are "parting shots" of additional damage in the wake of their moving (think @Brandon Turner's "rocks in the plumbing" story).

We have cleaned that up and are currently sheet rocking our second home and leveling the lots and preparing the pads for the next two.The biggest risk in any real estate investment in my opinion, is to make sure your estimate months are correct on both the cost to build and the price you can sell it for.I hope this helps.Good luck.Rich

Hi Gordon,Yes I've closed 3 deals with them (1 portfolio 9 property package refi under a brand new DE LLC, along with 2 separate rehab line of credits ive closed under different LLCs - 1 indy, 1 little rock).Im happy with my choice although they aren't the cheapest, but it got the job done (BRRRR a package of SFH/duplexes).
