Obviously I'm pretty to new to this, but even when I come across a higher CoC ROI analysis (9 to 12% without PM.) the math on the 2% test doesn't even get close.

In fairness, it was a generic question so I should have expected a generic response..I've since read the Book on Tax Strategies, and I feel like there was some additional things that I could have been doing..not necessarily the CPA's fault for not knowing/offering the same info to me, but I can't afford to leave any money on the table here.The only reason I'm asking the hivemind is I want to tread lightly because I respect this guy; he reached out to me and gave me an hour of his time when my wife passed to help me get stuff straightened out..but I also want to feel confident that he's going to be giving me recommendations tailored to my situation.I was just thinking of asking if he knew about self-directed IRAs as a kind of litmus test..anybody else have any non-confrontational questions that I could use to see if I should still use him?

Don't get me wrong, you need handymen on your team but not as a replacement for a specialized tradesman.I'd recommend is that you do a some research on the project you're doing so you can develop a list of very project-specific questions; this will also serve as part of your "test".Lastly, there are many books & articles that give more structured advice for finding contractors but here's one from Brandon at BP https://www.biggerpockets.com/blog/home-renovations-find-great-contractors

As far as getting preapproved goes, no lender or underwriter will conduct a personality test to determine if you have hustle- it's a numbers thing for the banks to calculate the risk.

I know these types of arrangements are becoming more common, but I've never heard what the official requirements are in order to pass these tests.
