Over the course of the next 6 months I'm already converting the carpet to LVT flooring, countertops to Solid Surface, fuse boxes (yes, fuse boxes) to breaker boxes, and numerous other repairs/upgrades.

In the long-term (5-10 years), I see myself owning numerous mutli-unit apartment complexes and starting a syndication.I currently don't hold any investments, but I'm at the point in life (28) where I'm at a cross roads of continuing with a sales career for someone else or leveraging my skills and abilities for myself.

The 4-plex is a historic building in Cherokee Triangle and the previous owner didn't maintain it at all so it needs alot of work.

I always leveraged as much as I felt comfortable with over numerous properties but you have to decide what's right for you so you feel comfortable.

Finally finished it and are trying to lease it for the past 1.5 month now (3.5 months from purchase), It's in a high rental, very popular neighborhood, 1 block from numerous restaurants, cafes and shops, train.

I started my career selling ranch land and land to weed growers in the Emerald triangle in the late 70s  alternate energy abounded then I fully understand how you can live off the grid..

I have split numerous parcels in different counties in FL maybe I was naive but all I did was look up the parcel ID on the county website TheN I called the zoning dept and said Hi I want to buy lot C and divide it.  

Got numerous noise reports, and left the place a mess.
