What I did may not be your best trajectory, but hopefully it provides some food for thought on how to start with what I consider the 'lowest hanging fruit'. 

I Usually just have a meetup at Arriba's Mexican Restaurant and go over the basics, how it works, what to avoid, then I show a couple of actual properties, etc.

Again, just food for thought to new investors who may read this thread.

Succeeding in food service industry is difficult at best, but than succeeding in multi-location food service industry, now were getting into a multiplier event of rarity in success, that sure as heck sounds like a unique area of advantage. 

If you do indeed end up closing on the property, you're going to have a couple of years of working your a$$ off to make extra money and not spending on anything that is not food, housing, or transportation.

So just some food for thought.

Remove your food from fridge and freezer. 

You will see a food shortage due to fallowing farms before you will see an issue related to urban water use.

Mild climate with minimal rain, quite a bit of housing for the homeless, good social programs for food access.
