It seems like there are paid services that will give you interior design to set up an str, buy new furniture, ship it and install it. 

That you are experimenting with different approaches and trying to get in touch with Denver-based investors is great.

We give the customer 3 options on permits , pay us our hourly rate , get the permit themselves , or pay a permit service .  

That being said, admittedly it's been a while since I've priced these services out.

If the property feels like an asset to you, you are making a good decision, hopefully based on the data, the house, the advice you've received, and your willingness to finally go up and get one.A lot of buyers want to win so much and they keep losing, but then when they win they start to panic.

Based on the info you provided, the other 2/3 don't have the same mindset as you and you aren't going to agree on what to do or how to do it. 

This was based on asking a lot of questions, seeing if they answer them in a BS way, ask for referrals for some of their existing clients and research them and make sure they are in the market.
