Not sure if the weather/bad snow season this year impacted rentals or not but that was my experience.

Your expenses will somewhat depend on the age of the property and what your willing to cover (snow removal, lawn service, etc).

You didn't budget for any upkeep of the building, no new hot water heaters or shingles, no lawn care or snow removal... etc etc etc.

You'll need to know what the other costs incurred by the park are (snow removal, sewage, trash, taxes, etc.).

But, that is because the tenants pay all the utilities, garbage, lawn and snow removal.

I have places where the tenants pay all the utilities and shovel the snow and cut the grass.

But then your way of explaining that it "doesn't work" is basically to say that there are better ways or better investments or better snow owls or better lions.

Rates range from 6.5-10% depending on the portfolio, (bigger is cheaper), and he collects rents, handles all maintenance issues, tenant phone calls, section 8 inspections, snow removal, landscaping, ect. 

My friend has dismissed their threats of taking legal action in the past on things like no salt on sidewalks while it is still snowing....but what if?

The house next door to me had a pitbull that would bark incessantly from 9pm-7am every night basically right outside my bedroom window.
