I'm not looking to go over 1.5M but with an attractive NOI I can be flexible.

I bought my house with 15% down, and seller financing at 5%, but I just got lucky and the seller was 70+ years old, didn't live in the property, and didn't need the money, so he was flexible.

Check with Randy Waller at New Republic Bank - this is a regional lender that may have some flexibility on terms.

What is the owners equity position on this portfolio and do they have flexibility possible in sales price or terms? 

The MLS is a powerful tool and allows me a lot more flexibility in my investing and it is worth every penny to me. 

This is a career change for me as declining health (cancer survivor with ongoing complications) may cause me to need to have a job with greater flexibility.

They have a lot of variability/flexibility in their lending (up to 100% LTV, fixed rate HELOC options, etc) and I'm sure they can go above 45 DTI. 

I am fascinated with mortgage note investing (non-performing), as it allows for nationwide investing, scalability, and the flexibility to make your business as active or passive as you like (similar to other real estate investment strategies, I am sure).

The numbers look good due to the owner being very motivated and very flexible with his asking price.
