I am currently still in underwriting, as this is my first experience with a SBA loan.

My experience is in Alabama association law, but I suspect the principles are universal:  There is a hierarchy of rules for HOAs and just like government documents, a lower ordinance can be used to execute and make more specific a "higher rule," but can't contradict it.

I wouldn't recommend subdividing them and putting utilities in. multifamily entitlement is much higher returns than subdivisions. just my advice but I have 10 years of experience in agency, appraisal, development, construction, from a national perspective but based out of columbus 

In my experience, you sue to evict and receive monetary damages for the owed rent up to that point plus court costs and an order of possession.

Using a conventional loan, you shouldn't use hard money until you gain some experience and know you'll be able to refinance swiftly.If you have some experience and want to do a BRRRR, you should interview multiple GCs, see their results, and pick the one that fits best. 

While I don't have enough experience with either company to say one is better or worse for hosts than other, I've always found VRBO to be the far clunkier and less user friendly by miles.
