I would rather have an empty unit for a month than start out with a tenant that has flags, even if its just one of the two applicants.We position our properties at the top of a given market, we fix things quickly, and we encourage people who arent reliable with paying of rent etc to look elsewhere.

I'd encourage you to do some research into whats going on here in regards to building and where we are in the cycle as well as vacancy of some of the newer apartments that have been built in Rogers and Springdale.

I encourage you to do the same same.

My take is this:  $30k is a lot of money and is probably quite enticing, but I'd encourage you to step back, reflect on all your options and most importantly, the bigger picture of the real estate portfolio you dream of having.
