I've seen markets where it increases occupancy, not ADR, other markets where it drives both, other markets where maybe it makes no difference.

I've tried 6 different rent collection platforms and Turbotenant is BY FAR the best. 

I now see those are different issues.

Get to know different strategies including buy and hold, fix and flip, wholesaling as well as defining your objectives.

There are pros and cons to all of these different markets.

There are definitely some key differences between wholesaling and flipping that you'll want to consider as you get started, feel free to post the questions you have about it.

The marketing for MTRs is very different than STRs, so you definitely want a manager that truly knows the MTR game.

. :-) Every property is different, every neighborhood is different. every municipality has it's own rules....you gotta get a really good GC and start learning from him.

.+ I’ve surveyed the forum a lot about which are the good parts in Toledo to invest (different people’s views on A, B, C class areas etc.) and I can say that my properties are located in good neighborhoods (one is B class, other one is like A-, B+ish).
