When tenants stop paying for utilities other problems arise, such as burning candles for light, using propane devices for heating, and BBQs for cooking, running extension cords from other residences and overloading them, and in the winter, freezing pipes.... to name a few.

They are a medical device, basically.I know it's a weird concept, but there you have it.However, if the animal misbehaves, you can kick the tenant out over it - they still have to follow the rules for cleaning up after pets, and if it causes damage, you can charge them for damage, if it barks incessantly, you can kick them out for noise, etc.But, you can't charge them any pet related fees, other than for actual damage after-the fact.  

I think it takes a lot to "move a toilet" however perhaps it was an older device with rusted mounting bolts? 

So we got 10 months rent/year.Back in the '90's she begged her daughter to get her a cell phone 'for the guilt trip safety concerns' & insisted that she would pay for it.

In essence, he blames me personally for depriving him of quiet enjoyment of his property and forcing him to sleep in the kitchen with fans and air filtration devices on full blast so that he can block out the noise.He previously asked me to furnish my tenant’s personal data so he could investigate and possibly sue her, which I declined to do.

But anyway I just was in the holding cell for a couple hours so it wasn't that bad but come to find out I had two warrants because I didn't go show my current insurance and because I apparently had another court date that my deferment counselor didn't tell me I needed to go to for the speeding ticket that I thought everything had been completed for.

If the reason a score is low, is due to collections for a $100 cell phone bill, or unpaid electricity bill, that's huge.  

It makes me want to quit... because I don't have a good system and stuff is EVERYWHERE....Every month I take pictures of the rental checks on my phone or any check related to the property management and put it in albums for each according property....So where normal people have funny dog pics, I have a million checks on my phone.... and every month its a disaster scrolling through pics of checks, Let alone the NIGHTMARE of tech issues in sync'ing my devices and images getting passed around/deleted etc etc.....I'm sure no normal property manager does this.... what is the best system?

Liability can then be limited to each "cell" and the owner of any cell is insulated from activities of other cells, state dependent.

Landlords were saying, "But, I can't discriminate on source of income," and the Apartment Association was saying - yes, but, you can require a certain monthly income that can be verified.At any rate, my old brain cells kicked in and I remembered where I learned to be paranoid about this lol.
