I'd LOVE marble countertops in our primary residence but my partner has to keep reminding me that our area and market don't currently demand for stone countertops so our current laminate countertops are just fine (he probably hates that I ask so often though.. a girl wants what a girls wants).

I thought of finding an investor and selling this year and doing a rent back until the girls are out in June but, it sounds like we would have to go below market and like you said, I want to get as much out of our home as possible because it is all we have.I guess I am wondering if there is anyway to avoid capital gains on proceeds over $500,000?

Originally from New Zealand, my parents previously flipped houses during the late 1990's to early 2000's but never really had a plan on how to go about doing it, and as a result, we most often just broke even or made a few thousand on top, and I never thought I would find myself reevaluating real estate as an investment medium.
