I believe he once broke someones windshield for parking in his parking spot so i just have this feeling he is going to do some damage (plus i watched pacific heights recently after seeing it referenced numerous times on this forum!!!)

I haven't been with my current job too long, and was broke before I had this job so savings is minimal at best right now.

I'd LOVE marble countertops in our primary residence but my partner has to keep reminding me that our area and market don't currently demand for stone countertops so our current laminate countertops are just fine (he probably hates that I ask so often though.. a girl wants what a girls wants).

I thought of finding an investor and selling this year and doing a rent  back until the girls are out in June but, it sounds like we would have to go below market and like you said, I want to get as much out of our home as possible because it is all we have.I guess I am wondering if there is anyway to avoid capital gains on proceeds over $500,000?

I'm sure you can find other deals if this one doesn't come through : every month I tell my Girl friend: damn - "this is the deal of a lifetime" lol Is this a SFR or is it 2 units? 

They also broke the outdoor water spigot and put satellite dish on the roof that caused electrical damage.

This is what broke the communication down.I posted on the door a 24 hour notice to enter and inspect the property.

Thing is they should have offered to pay knowing at the scene that was the case...Second one was a girl I ended up having to sort of kick out.

Originally from New Zealand, my parents previously flipped houses during the late 1990's to early 2000's but never really had a plan on how to go about doing it, and as a result, we most often just broke even or made a few thousand on top, and I never thought I would find myself reevaluating real estate as an investment medium.
