Its my understanding that banks will typically allow 75% of the rent as income.Be aware there are a lot of expenses associated with any property, and more for rentals than a property you occupy.

I wasn't aware that money spent to get it rent ready is automatically considered an improvement and must ALL be depreciated (regardless of whether it would be considered a repair or not AFTER being rent ready.)

Let's say your using direct mail, bandit signs, whatever - if you can touch people once a month with your offer, in a memorable way... then in about 6 months you'd really have developed good awareness in your target audience.SOOOO... you could end up just getting the marketing working for you about the time you move back to VA!
