I was wondering what is more detrimental to structural: standing water for couple of days or rain pouring in over months?

I was wondering if someone would be willing to share recommendations for good GCs as well as and structural engineers in Philly.

Physicians are generally terrible about financial decisions and you're ahead of the game in your field.Once you finish residency, I would highly encourage you to look into working in areas that qualify for physician loan reductions. 

I think it would be wonderful for someone else to help me build the equity to get to the next deal. 

I'm trying to finish the SoW as quickly as possible, but I would like a GC lined up before I close mid-July.Can anyone recommend me to investor-friendly (i.e. not retail) contractors?  

As I read through Alex Goldovsky's book Bulletproof Title Due Diligence (great book btw) and some of the potential title issues come to light, I'm wondering what jurisdictions you experienced investors have blacklisted and will not invest in.

Finished my first real flip and put it on the market recently.

When the lender said they wanted to see his skin in the game he showed all the stuff he had finished plus the land. 

Lot cost is $500K and looking to build these 2 buildings for $400K with an ARV of $1.2M - $1..4M depending on the finish out.Please reply with your recommended Austin area Home builders and General Contractors so I can start the due diligence and bidding process for those interested parties.
