I have a tenant who would like to apply for one of my Hammond units.

In my area , you would have a minimum of 1 year from the time you bought the land until you could stick a shovel in the ground .

Any thoughts on Bloomfield, NJ or other towns that could appreciate well and have or lead to positive cash flow? 

yes if you like blowing your money.

I like the idea of starting small and working up from there.
