And that is how I uncovered that there were eviction issues; in my state of PA, the landlord tenant cases are not publicly searchable on the web (even though other court records are), so once the one owner told me of the cases, I was able to call the magistrate's office that handled the cases, give the clerk the names involved, and they gave me the case number for the eviction (which I used in the rejection letter as the reason for the denial).

If you're trying to have us justify why you shouldn't get a CPA and do it yourself you wouldn't get it... you know what the right thing is to do :) if you truly have the burning desire wish to learn and understand more about the tax code and implications/deduction etc, there are a lot more avenues available for that both on the forums and on the greater web instead of crap shooting on your investor tax return.
