they have their heart set on 15k. so with backtaxes i initially offered 25k to get them their 15k and pay off their backtaxes. however the property is not worth more than 25k.

I used a reference to 1% as a way to frame the question as market and it financials.The heart of my question is do you prefer to be in an area where the number of renters is greater however the quality of the asset is lessor or an area that has a more established and affluent resident requiring a higher end product?

I'm wondering what advantages there are in acquiring a portfolio of these smaller MFH (aside from serving as a warm up to make the switch to commercial), and if there's a case to be made to never make the switch to something larger?

My heart was pounding and my whole body was shaking. 

The overall black/white them with nice, warm wood accents is my favorite right now and looks amazing. 

I just don't get a warm and fuzzy about where we are right now personally. 

We are both educators and teachers at heart and really want to take care of people the way we want to be treated.

I took a few videos that you can see the basement (basement wet 1& basement wet 2)   We generally like the neighborhood and the house, but the wet basement is our biggest concern about the house at the moment.We definitely want to be safe and take all precautionary measures to ensure the basement and home stay dry and warm and will want to repair and invest in basement waterproofing.Would you consider a house with water in the basement?
