At the high end price buyers are far more picky with the quality of the rehab, and repair request tend to be an extreme list of repairs. 

By then I will be on to the newest investment tend and will need strong well trained investors under me to handle bigger more complexed deals.  

Since it is cheaper with the "discount" they tend to get renter's insurance. 

I am not sure how effective this methods tend to be.   

They want massive scale.Smaller complexes tend to have a more house-like and less industrial feel to them.

They tend to go hand in hand.

If I am dropping 50 to 60 bucks everything better be close to flawless in service, food quality, ambience, etc.In commercial real estate on larger deals we all tend to be professionals of the highest caliber.

Also, most people who pay those types of rental rates tend to be short term as they have the income to buy.  

Kind of hard to follow when folks keep mixing up Santa Rosa and Santa Clara :)  Karen and jay know their stuff, I'd tend to agree with their assessment.

In addition because you are fresh from the mainland if you need any work done on your property the price will tend to be higher as you will be getting the gringo price.
