Depending on your family situation and school location it could make sense to rent vs buy, but I generally prefer to buy if you can find an affordable home that meets your needs. 

You have to be careful its not that these guys can beat you out of an upfront fee of 500 to 5000. but you have spent the time to find a deal you put up EM it maybe non refundable and when these guys just vanish without a trace your out what you paid them you lost your EM  your money on inspections and most important THE DEAL that was going to make you big bucks.

I am wondering if there is any particular way to find Section 8 tenants (outside of just advertising the rental on MLS or CL as accepting section 8)Thanks

If you can find someone who has TLO to do your traces its worth the money, they are incredibly accurate.

After scouring the City of Pismo Beach's painfully vague website, I've noted a few pieces of information which you may find to be helpful.

I find there is more profit to be made and more flexibility if you use your own funds. 

It is the owner's responsibility to screen and find a good one.If a property manager can't explain their processes to your satisfaction, why did you hire them?

The purchase of the multi family instead of the BRRR seems like a better idea since we are not guaranteed to find a multi family to BRRR with the amount of money we have to use.
