I have only recently seen this market shift by investors being extremely rude on the phone when my intentions are nothing but pure and have nothing to do with buying their property.

@Xela Batchelder If you had a tenant skip out after only 1 month, the PM either didn't screen very well or the tenant had an extreme change of circumstance.

Analyze the property using your criteria, and if it makes sense, pull the trigger and buy.

I spoke with all of the neighbors and they all told me that this street floods like that during torrential storms and one guy who has lived there for the past 40 years said that it was extremely bad in the 1980s and everyone got water. 

The house has great bones I was able to look past all the stuff and pull the trigger on the deal.

After you graduate get a job with a local company and dedicate yourself to extreme excellence over the next 4-5 years. 

Hi Ryan,Just off the top of my head, here are some of my thoughts.Look carefully at the zoning and see if there are other possible uses allowed for it's zoning type (and see if the zoning conforms currently).Such as Med/Dental (prob require an elevator), or whatever besides just office space (is the living space unit non-conforming--is it Grandfathered in, what triggers the end of the Grandfather, has that happened, will a sale make that happen (???)

It triggers dealer status and the income will be taxed at normal income tax rates.

Replacing gear sprocket seemed like a DIY project to me but I ended up giving in as the tenant wanted the garage fixed asap.He also indicated the garage door is in extremely bad shape and needs to be replaced asap and it can cost me up to three grand.
