And yes, I can maximize profit and be an excellent landlord that offers a great place to live, at the same time.One of my clients holds a number of apartments that he lets another associate of mine arbitrage for short term travelling nurses. they have just made an awesome gesture allowing the health professionals on the front lines of this FREE rent.. of course it takes both parties to agree to this the owner has to allow the arbitrager to not pay payments and the arbitrager needs to be able to go without income..

@Ryan Kawash the roaches could have been something that traveled with the tenant, however, not really knowing where they came from, it may be best to call an exterminator to get rid of what's there.

Seeing as there is no real end in sight or confidence in the market, the early 401k withdrawal is  intriguing.We currently own 10 SFH properties (5 notes each) in B+ neighborhoods in MO and OH, and we are considering taking the 200k from the stable value and picking up some similar homes once the dust settles and opportunity arises.Thoughts?
