I've done this long enough that I can pretty much do it in my head as I see a property. 

ADR will not increase from this point at any substantial level (unless we get several years of high inflation). 2022 will likely be similar to 2021.

I figure with rent increases year on year cash flow will increase substantially and this is more of an appreciation play as well 

Looking to continue the adventure to replace income as we head toward retirement. 

Obviously if you think inflation is heading back down soon the I-Bonds are a better bet.

I feel like there is so much knowledge out there and I feel like I'm being tossed around with the ideas in my head of what to do to get started. 

This is what is in my head and correct me if I am wrong, but I was thinking if I receive the property then give it about 2-3 years refinance the house and pull out equity (obviously by using the calculator that the equity amount will be enough on year 3) and use that to pay back the money that was lent to me.Is that a smart option to present to my private lender?
