I connected with a man in another state when reviewing a MF, discovered he manages MF, has his own construction company for the rehab/make ready process, then decided to fly out to sit down with him for several hours of eye-to-eye on how we might create mutual value.  

Seller, would you take X dollars for the property, would you help with financing, would you let me do a sub-to your mortgage, would you give me 90 banking days to study the property......Those questions are exploratory, the investor is trying to get to the base line so that he can formulate a written offer.

It would make a great case study if you don't mind sharing.

Any potential tenants she discovers on her own should be redirected to use for vetting.

You'll quickly discover areas you'd want to invest in and others you wouldn't want to go near.

There is a ton of info here so I've got a lot of studying to do.

Don't expect much of an investor education in the study course.
