Rob K there was another episode where armando was having his "intern" do a flip. he was getting stressed out so he took the intern around some of his house. 1 of 'em he couldn't sell so he rented it out for something like $500 & made $100 after his payment.of course, we all know this is not a profitable rental after repairs, vacancy, etc.

oh and one other thing, i just finished completly reading your post hahah... sorry that first part gave me some flash backs....As for the deals you choose to get, this is a business, you have to make numbers work. and with the economy the way it is, make them conservative. if those numbers work, the job will be done. dont stress if its a total rehab or just a simple paint job. just make sure its done on time haha
