It's important that there be only one investor and one loan in order to conform to the DRE regulations related to fractionalized notes.If one of them doesn't have enough money to do the deal by themselves, you can engage a private money broker with the proper licenses to arrange for two or more investors to do a fractionalized note, you just can't do it without the properly licensed person.Another way to structure it is as a private placement.

A few thoughts1) basic landlord tenant rules of engagement.

If you have a situation where your borrower has filed BK and is trying to strip the lien, you should engage legal counsel and not try to fight it on your own. 

The property manager says he has been a good tenant for 2 years and is now engaged and goes to classes and is trying to get his life back together.  

Ok, may be if you engage in a little cross collateral it works, but other than that NMD doesn't work...:)

In Waterbury, roughly, 20-22% are on social services, while in Yonkers, its not that high.  

However we were contacted recently by a local social service agency that wanted to make good on the judgement against here as she was having problems finding decent housing with an eviction and judgement on her record.Within two weeks, we received a check for $2300 for her back rent and legal fees!
