I would rate  Property Management with SunCoast has been average ( poor communication) , but they have helped to rent out the properties with 3-4 weeks turnover period. 

We had one but they charged crazy monthly fees and never really bothered to market or list my condo for short term.

I never call it a "cash offer" (it's not), but don't complicate it with all the extra amendments and contingencies.If the buyer gets the property under contract and has to fill out an addendum that asks for financing type, I will always indicate that the purchase is financed if the buyer is using private/hard money.And I'll always include however much time is needed for financing approval into the due diligence period, so there is only one contingency in the contract, not multiple.Doing it this way allow us to be completely honest and transparent, but still give us the best chance of getting the property under contract.

Its not what's being paid off within the grace period.

I have recently signed up a new property manager for my short term rental in Santa Rosa Beach, Florida.

If the lease renews during that period, they receive another period.

My properties I am not selling because I plan on holding for a very long period of time.

The Short Term Shop had a FB live back in Oct/Nov and we all discussed this in detail. 

It's highly unlikely you can file multiple claims in a short period of time on the same property and not experience a rate increase in the current market. 

Probably no economy has lost or gained so much labor in our lifetime in that period of time.
