I would shop it both ways before you opt for the lower coverage of ACV.

I’ve noticed that some of the shopping centers have been improved and some slight development starting to take place.My question is, do you all think Oxon Hill will provide the appreciation over time in addition to attracting a quality tenant?

My biggest concern is that that with the huge run up in prices in this area, there is going to be a pretty significant correction, and I will be left holding the bag if a correction occurs.I really want to help this family member as they have a young child (4 yrs old) and a spouse who have been displaced from their home. 

If you plan on moving to a LLC for ownership, tell your agent (or the agent who is shopping the coverage) what you plan.

I only make offers in terms of buildings that I consider smart buys, good location, close to shopping and jobs, have been well taken care of, or value add.

The only reason I no longer have it is that the shopping center was sold and the new owners had other plans for the property than keeping it as a shopping center.
