While viewing the property, I made contact with the owner who was showing it.

I understand that there will be various opinions on this but am just trying to get some other points of view that might give us some direction.

If your concern is quality of tenant, you could screen them to see if they meet your criteria. 

I have my county tax delinquent list and it's easily over 20k before I screen the numbers.I know these things can vary based sheer luck and pure persistence so I thought I would ask to poll the audience.

Where do I find someone that will allow me to help them in wholesaling deals far as me going to view the property , persuading the seller , while they find a buyer?

It gave a great overarching view of the whole process from start to finish.

Doesn’t really make sense from an investment point of view, but you couldn’t give clear title to your buyer anyway.
