The others that came to see it never responded afterwards even though they seemed to like it during the tour and the rest (that wanted it) did not meet my qualification standards.Im using 3X rent in income, no evictions or felonies, credit score above 600 as my base criteria.

Most people think RE Professional is arbitrary but I caution you, there is a lot of case law where the IRS challenges this qualification and wins.

Commercial loans have a different qualification process, and take the property's history into account, more so than your personal qualifications.Commercial loans are typically 5 years fixed, then a balloon payment or refinance at the end of those 5 years.This is just basic information, please don't take this as gospel.I'm tagging @Joel Owens here to help with a little more information.

If they are not managing any properties for foreign or out of state investors, I wouldn't recommend using them, because they will not have an understanding of what it takes to manage properties for long distance owners.2) If they are managing properties for foreign investors or out of state investors, ask for as many references as possible, then follow up with each of the references and find out what their experience has been with the property manager.3) You want to ask them about the property manager's fee and what is and is not included in that fee.4) You want to have a very clear understanding of the process the property manager uses from finding a tenant, tenant qualification, collecting rent, sending you monthly statement to eviction.Try to find other Australian investors who have already invested in your target area and ask them for references.
