Jeff's business name is Baja Construction and it appears he does not have a license, but he said that he uses his partner's license, which turns out to be another business that he subcontracts for. 

I found BiggerPockets through a work associate about 3 weeks ago and have been listening to every podcast and reading everything I can while getting my real estate license. 

As has been mentioned already, you know what you have available to you, and you can make sure to calculate your costs properly to ensure any deal you are looking at really works for you. 

I might just read the whole shebang to make sure I've analyzed the facets properly.

To those of you that are licensed agents, do you all use GAR forms for your Wholesale contracts/assignments, or do you use your own contracts?

Our original contractor lost his license due to copyright infringement.

Most of them have a license.

The contractors to be hired are licensed/bonded/insured so work is legit from that standpoint.

I'm definitely going to get an agent who is familiar with land but it's new territory for me and I'm still a little nervous about doing all the proper due diligence and still ending up with a useless lot (land in this area is NOT cheap) so it would be a big loss.Thanks for any thoughts on this.

I will have access to the MLS because my wife will be transferring her license to TX.
