By the look of the area trend, it seems there is much trending in the area which that was an excellent question because when I was searching for properties, I did not take in consideration of the area trends.Thank you so much for the feedback you brought up some great point that I overlooked.

find local rehabbers to get the take out products for your rehabs. if you can work for them , a lot of products taken out of a higher end A B property might just be perfect for the c d  properties.

There's an excellent chance you end up renting your unit to someone that otherwise would have not been part of your applicant pool if you ignore the market price. 

Being down here in Florida it seems like an excellent place to enter into the short term rentals market.

Many of these people come from areas where dinner is whatever is caged in the backyard ,where household garbage is simply tossed out the window and using cleaning products is nonexistent .it will be a learning experience to say the least
