Totally agree with @Paul Moore and I think Self Storage and Mobile Homes don't get the same attention as Apartments because people, in general, don't really understand the asset classes, unlike apartments everyone gets the concept rather quickly.

Although my wife and I are excited, I know that we could be doing more to grow our money (I also know that many people don't tie in equity to NW, and these numbers are skewed if we keep our home forever).

However that is a long time to just wait, maybe get your RE license and help people buy and sell homes and mabye you'll realize its more fun than being a property manager. 

@Ned CareyThis right here - great point on registered agentHonestly (posted this prior) people 100% think they are more important than they really are and nobody cares who you are.

That can be the reason some people have differing opinions on how each group should operate in the real estate investment space.

Look into areas where lots of people want to rent, with good schools and low crime.

I try to speak with at least three people that have used them before I add them to my list of businesses I use (researched and passed my criteria).

Lots of people say they have cash.
