Please learn from my main mistake......I gave people to much benefit of the doubt, trusted people at their word, and did not trust the warning signs slapping me in the face at times. 8 years later, I still have not fully recovered financially, and I struggle to take care of my now disabled wife.

At this time play dumb and ask them what determines value and let them reply.

Many times, bids are won and it comes back on because bidders play games and bid too high to win and then don't want it.

For agents, we have to play to our strengths while incorporating new and creative ways to help our clients and customers.

Almost like you are playing wholesaler/bank all at the same time.

like all things depends.. many lots are worthless.. others are worth millions.this is were knowledge comes into play. 

If you have a building where rents have not been raised in 20 years, it is not just valued based on current CAP rate, but potential CAP rate plays into the numbers.

So yeah I have had no luck except playing the banks waiting game.
