I know where my properties are, if a 2 bedroom apartments rents for $1000/m i can not go in there and raise above the market or ask $1500/m off the bat, i will never get it rented. better to stay with the market and keep it rented then lose the renter and not get anyone in there because you are too high. try and find a local real estate investment club and go to their meeting, pick some brains in your market to see what they do about rents.

My tenant (tenant 2) in another unit just contacted me stating the tenants responsible for shoveling damaged her car while shoveling the driveway (tenant 1 apparently used the car as leverage to pick up the snow and scratched the other tenant's car in multiple places all down one side of the vehicle).

if you are getting your CPA, you will need to take enough credits to get a masters anyway. you could take a bunch of simple classes just to get the credits, but i'm a strong proponent of learning something when you can. between those two, is the masters of accounting an MS, or an MBA with a concentration in accounting?
