Hey Mark,I would speak with your insurance agent as they should tell you the requirements - fencing around the pool, gate with a locking mechanism, etc.I personally own a rental with a pool and the insurance agent walked my rental to ensure it was acceptable. 

Start going to open houses see properties in person so you can start understanding how to analyze them based on what that particular home might need.

In real estate you have to invest a lot of time and money trying to find the right person that "clicks" with you in order to get a client to work with you.
