At a crossroads now as to whether I should try to find someone who I can at least list as project manager (I have no clue if they actually would be contacting this person regularly or require really anything from them) or if I should just use a lender with less stringent requirements but that will require at least 10% of purchase as a down payment.

If yours is the only STR within 20 miles and there aren't any cities or larger towns within a 20-30 minute drive, you could easily run into trouble even finding a reliable cleaning person, let alone a full-service STR management company.I would also definitely take the time to find some comps on Airbnb in the same area as yours, with as close to the same bed/bath count as yours, and with the same finishes and amenities as you are planning to put in yours.

In my operating agreement for LLC B, I specifically state the managers/members of LLC A have full authority to make decisions, execute contracts, etc, but there is no explicit personal info listed for LLC B.

If you have loans on these with personal guarantees that also have your name on them then your two options really are sell the assets or buy them out -Which typically if it’s contentious will require 2-3 valuations - each party should get their own and if the numbers are not close then get an independent third party and average the numbers.
