Ron, One huge advantage is availability and speed if you are buying on market properties.

For sake of speed, self managing and directing multiple contractors could support you speeding up the process.

It's hard for me to go to meet ups but definitely not impossible I just try to stay out trucking as long as possible to speed up the process of being able to invest.
