Hello! I'm excited to join your community. I am a REALTOR in Virginia serving Virginia Beach, Norfolk, Chesapeake, Portsmouth and Suffolk. I started selling real estate shortly after completing my first flip property. Ron, 

One huge advantage is availability and speed if you are buying on market properties. I don't have to wait for an agent to get me in the door, to run comps, to write an offer, etc. So far I have only purchased foreclosure properties so it's important to be able to move quickly. 

Of course the obvious of saving commissions on the resale side. If you get your license you need to understand what your broker's requirements are for commission split and if they will even allow you to buy and sell your own investments (I've heard that some don't). 

The only con I can think of is that I have to balance my own needs with that of my clients. I do work with other investors and on a few occasions I have had to pass on a property that I may have otherwise considered because my client was interested. 

Honestly, I love selling real estate so the investor aspect has become more of a side gig for me.
