I would never work with only one investor unless I knew they were actually going to buy the deals that fit their criteria.If you're not finding any deals worth closing on, then maybe you need to ask for help locating deals or get into another business.On another note, take a job to earn regular income, and continue the real estate part time.

There are plenty of opportunities to that your upfront investment of $50-75K, flip a property using hard money to leverage and come out with double [or a significant earn] that, use the $100K to split a downpayment on 4-5 units or one small family that would get you a much larger monthly yield.

A few other options: 1) look for a turnkey rental company that offers in-house financing (the loan will probably be a little more expensive, but still may offer positive cash flow), 2) find an investor friendly company that will offer lending on rental properties (again, the loan my be a little higher interest rate), 3) do the BRRR strategy by finding a fixer upper, use a hard-money lender to do the rehab, then re-finance into a conventional loan once you've created the equity and turned it into a rental, 4) use your saved up cash to do some private lending to other investors and earn 10-12% on your money, 5) buy mortgage notes with your saved up cash to earn similar returns, 6) put your saved up cash into an apartment syndication with other investors to earn similar returnsIn other words, lots of options available to you.
